Rental Requirements, Qualifications & fEES
1. Submit an Online Application
All applicants over the age of 18 must complete an online application.
2. Application Fee
A non-refundable application fee of $50 per applicant is required. This fee covers the cost of background and credit screening. While there is no minimum credit score requirement, we review the following:
-Prior evictions
-Landlord judgments
-Items in collections
* Security deposit amounts vary and are determined based on the results of the application screening*
3. Income Verification (Per Adult Applicant)
Applicants must have verifiable gross monthly income equal to at least three (3) times the monthly rent.
Required Supporting Documents
To complete your application, please provide the following:
- Valid driver’s license or government-issued ID
- Two (2) most recent pay stubs
- Two (2) most recent bank statements (all accounts and all pages)
- Most Recent W2
Application Deposits and Fees
Application Fee: $50 (per adult 18+ and older)
Security Deposit: Pending Screening Results (1 months rent or 1.5 months rent)
Reservation Fee: $250 7 Day Hold or $500 14 Day Hold
- Reservation fee is required to reserve a home and remove it from the market. This deposit will be applied toward move-in costs. The fee is only refundable within 24 hours of payment or if the application is denied. The lease agreement must be signed within seven (7 or 14) days of paying the holding deposit.
Pet Policy & Fees
One-Time Pet Fee: $400 (non-refundable)
Pet Rent: $40 (billed monthly by Landlord)
Service Animal: $0 (All legal documents are required for approval of service animal)
Maximum 1 pet per home, 40lb weight limit, breed restrictions apply
Additional Fees
Trash- $25 (billed monthly by Landlord to resident)
Consumers Energy (Gas)- Personal usage. Billed directly to the resident.
DTE Energy (Electric)- Personal usage. Billed directly to the resident.
Water/Sewer- Personal usage. Billed quarterly and directly to the resident.
Garage Door Opener: $100 (one-time fee due at move-in, refundable upon return at move-out)
Final Move in Cost Breakdown
1st Months rent + Security Deposit + Administrative Fee + Trash + Garage Door Opener- Reservation Fee
* If applicable, a pet deposit and monthly pet rent will be due at move-in.
* For move-ins after the 15th, the following month’s rent will also be required at move-in.
